| dc.description.abstract | Η φορολογία ακίνητης περιουσίας στην Ελλάδα με σημείο αναφοράς το έτος 1997 εώς και σήμερα έχει την εξής ιστορική πορεία. Ξεκινάμε με τον Φ.Μ.Α.Π. (1997-2008) στον οποίο υπάρχει αφορολόγητο κλιμάκιο εισοδήματος, φορολογικοί συντελεστές κατά περίπτωση, με αύξουσα μέθοδο, ανάλογα με το μέγεθος της περιουσίας, με βάση τις αντικειμενικές ή τις πραγματικές αξίες κατά περίπτωση. Ακολουθεί το Ε.Τ.Α.Κ. στο οποίο υπάρχει αφορολόγητο ποσό, καθώς και όριο τετραγωνικών μέτρων κυρίας κατοικίας. Το Φ.Α.Π. αντικαθιστά το Ε.Τ.Α.Κ.. Ο υπολογισμός του γίνεται με βάση νέων εισοδηματικών κριτηρίων και αντίστοιχα νέων φορολογικών συντελεστών ακίνητης περιουσίας κατά περίπτωση. Στη συνέχεια ακολουθεί το Ε.Ε.Τ.Η.Δ.Ε., η είσπραξη του οποίου έγινε μέσω των λογαριασμών της ΔΕΗ, και ο υπολογισμός του έγκειται, κατά κύριο λόγο, στην τιμή ζώνης παλαιότητας. Το Ε.Ε.Τ.Η.Δ.Ε. μετονομάστηκε σε Ε.Ε.Τ.Α. και καταλήγουμε στον σημερινό ΕΝ.Φ.Ι.Α., ο οποίος υπολογίζεται ανάλογα με τα τετραγωνικά μέτρα, την παλαιότητα, τον όροφο, την τιμή ζώνης, καθώς και τον συντελεστή πρόσοψης και ημιτελούς κατασκευής. Οι πληροφορίες για τους φόρους των ακινήτων δίνονται από το Ε9, έντυπο που έχει υποχρέωση να συντάξει κάθε φυσικό ή νομικό πρόσωπο, ημεδαπό ή αλλοδαπό. | el |
| dc.description.abstract | Real estate taxation in Greece with a reference point from 1997 until today has the following historical track record. We start with R.Β.E.T. (real big estate tax) (1997-2008) in which there is a tax-free income tax, tax rates on a case-by-case basis, according to the size of the property, on the basis of objective or actual values on a case-by-case basis. Follows in S.R.E.F. (single real estate fee) which there is a tax-free amount, as well as a limit of square meters of main residence. The R.E.T. (real estate tax) replaces S.R.E.F. (single real estate fee) , its calculation is based on new income criteria and respectively new real estate tax rates on a case-by-case basis. Thereafter, the E.S.F.E.S.S. (Extraordinary Special Fee for Electrified Structured Surfaces) follows, the collection of which was made through the accounts of PPC, and its calculation is mainly at the age zone. The E.S.F.E.S.S. (Extraordinary Special Fee for Electrified Structured Surfaces) was renamed to E.S.P.F. (extraordinary special property fee) and we end up with the current S.R.E.T. (single real estate tax), which is calculated according to the square meters, the age, the floor, the zone price, as well as the coefficient of façade and incomplete construction. The information on property taxes is given by E9, a form that has to be drawn up by any natural or legal person, whether national or foreign. | en |
